Furnished Holiday Rental

This is a short term furnished holiday rental and not a tenancy agreement. You agree that the address provided on registration is your permanent residence.

Maximum guests

The property sleeps a maximum of ten guests, including all adults and children of all ages. There can be no exceptions to this rule. Additional visitors are permitted during the day but not in excessive numbers and they must not stay overnight. No parties or events without prior permission from the owner or manager of the property.

If you have booked on the reduced rate for a small group using three bedrooms, then the maximum number of guests is six.

Insurance

Please remember to take out comprehensive travel insurance to cover cancellation, luggage, health, etc.   The property owners take no responsibility for damages or accidents of any nature occurring within the boundaries of the property, its pool or use of any facilities and equipment.  Use of the property and its facilities is entirely at your own risk. You are responsible for any damage to the property.

Pets

A maximum of two dogs are permitted only by prior arrangement.  If you arrive with pets without prior arrangement, you automatically forfeit your rental agreement and full payment. The dogs are not allowed on the furniture or beds and must never be left unattended at the property. The garden is not secure and you must clean up after your dog.

Smoking

Smoking is not permitted inside the property, this includes e-cigarettes and vapes.

Security

Please ensure that you set the burglar alarm, lock all of the doors and shut all of the windows whenever you leave the house. 

Security Camera

There is a security camera installed outside of the property, overlooking the driveway and front door. 

PRACTICAL ARRANGEMENTS

Arrivals

Saturday from 5pm. We operate self check-in and detailed instructions will be provided prior to arrival. 

Departures

Saturday prior to 10am. This is self check-out but you must have vacated when the changeover team arrive at 10am.

What is included

We supply sheets, bedding, towels and pool towels. There are no extra charges for utilities or wifi. Wood for the fires is not included.

If your stay is longer than 14 nights we will include a mid-stay change of linens and towels. There is no cleaning included during your stay but equipment is provided.

Cleaning

We request that the property be left clean and in good order at the end of your stay.   

Laundry

There are two washing machines, a dryer and an outdoor clothes line, for your use.  At the end of your stay, please strip the beds, gather together the used bathroom, kitchen, and pool linen and leave it in the laundry room

Rubbish

The rubbish/garbage/trash is not collected.  You must take your rubbish and recyclables to the appropriate bins located in villages and on roadsides. Please do not leave any rubbish at the house at the end of your stay.  

Plumbing

Please do not dispose of anything other than what nature intended and small quantities of toilet paper down the toilets so as not to clog the septic tank. If this happens you will be charged for the work required.

Kitchen

This is a self-catering house. However, you will find supplies of spices, sugar, tea, coffee, toilet paper, cleaning products etc. in the house.  As a courtesy to the people arriving after you, please replace whatever you use.  At the end of your stay, please make sure that all washing up is done, even those items in the dishwasher.  Please clean out the fridge and dispose of any perishables.

Swimming Pool

The swimming pool has an electrically-powered cover and is also fenced-in for security. Please ensure your group is all water-safe or, where young children are concerned, they are supervised by a responsible, water-safe adult at all times. The use of the swimming pool is entirely at your own risk. The pool is usually opened and heated from May through September, depending on the weather, and at the owners’ discretion – it can be kept open for October but will not be heated. No glass or breakables are allowed in or near the pool. If it is windy please make sure that all parasols are down.

Items left behind

If you forget something and wish for it to be posted on, this is possible providing you pay for the postage plus a 5€ admin fee to cover packaging and our time. We  will not be held responsible for any damage or losses, or any costs incurred by customs. 

 

PAYMENT TERMS AND CANCELLATION

If you have booked via an online agent (e.g. VRBO, Booking.com, Airbnb) please refer to the paperwork from them for all of the payment and cancellation terms. Please get in touch if you’re not sure and we will help.

Payment Terms

A 25% deposit is due immediately to confirm your reservation.  The available calendar dates will not be blocked out until the deposit has been received.

The balance payment is due 30 days prior to arrival. 

All payments are taken only in euros and by card online.

Cancellation

The initial deposit is refundable if the reservation is cancelled more than 30 days prior to arrival.  The balance is not refundable if cancelled within 30 days prior to arrival.  However, we may offer a partial refund if successful at rebooking the cancelled period, or may offer a credit against a later booking, at the owner’s discretion.

Damage Deposit

The damage deposit is €500 and payment is due 7 days prior to arrival. This will be refunded to your card on check out, providing no damages are found or extensive cleaning required. 

Taxe Sejour

We are obliged to collect taxe sejour (city tax) from all of our guests – the rate for 2024 is set at 1,87€ per adult per night and for 2025 at 2,50€ per adult per night (all future bookings will be quoted at this rate and if a change is made you will be informed and the booking adjusted accordingly). The taxe sejour is paid along with your balance payment, 30 days prior to your arrival.
